When is the best time to sell a house? You’d be amazed how often we get asked this question at Jens Veal Partners. Is there a right or a wrong answer to this? It’s difficult to say, but let’s see if this article can put some legs to that question.

At the end of the day, the best time to sell your home is actually when you’re ready, irrespective of the month of the year. Popular thinking suggests that spring is a good time to sell and, let’s face it, spring is wonderful. We’re shrugging off winter, the days are getting longer, the skies are getting bluer, the birds are singing, the daffodils are blooming and even Santa Claus is getting ready.

Morale is high from the start of spring and leading up to Christmas. The other thing about a spring market is that it gives people a chance to sell and buy and be in by Christmas because, as we all know, the universe pivots around Christmas Day.

There’s a little bit of debate as to the best time, however we’ll stick to our guns and maintain that the best time to sell is when you feel prepared to do so. By the same token, it’s important to understand that if everybody thinks the same way, putting their home on the market in spring, there is going to be a smorgasbord of choices for the purchaser.

Does that necessarily mean that you’re going to get the best possible price for your home? We don’t know – it’s a value judgement. I’m not going to stand in anybody’s way. Those wanting to sell in spring should go ahead but don’t allow yourself to feel constrained or bound up by a particular season or month of the year. Why? The good news is that we sell roughly the same number of houses in every month of the year (this is statistically quantifiable).
